There are many independent seniors communities here in Southern California, and seniors seeking a new home in a 55+ community have many options depending on where they prefer to live, the amenities desired, and budget.
The Oceanside real estate market offers a variety of communities for seniors; Emerald Lake Village is a 55+ community in south Oceanside close to the Carlsbad line that has a strong appeal for a variety of reasons.
Emerald Lake Village is gated, providing an additional level of security that is appreciated by many seniors. There is a club house with pool, spa, billiard room, large meeting room and full kitchen, as well as a library with fireplace. Residents with RVs can use the area set aside for RV parking with a fee of $25/month.

There are 161 Cape Cod-style manufactured single story homes in Emerald Lake Village on gently rolling hills with a large greenbelt. These homes are attached to permanent foundations and are fee simple ownership, unlike a number of communities which are land lease. Residents pay HOA fees of $170/month currently.

The Oceanside homes at Emerald Lake Village are 2-bedrooms with 2 baths with attached garages, and living space ranging from around 1100 SF to over 1700 SF in several different styles. There are few sales in this community, with only 9 homes sold in all of 2009. Prices ranged from $210,000 to $290,000 (average price/SF was $170/SF). There are no active listings at the current time.

Jeff, these over 55+ areas are sprouting up and becoming very popular here in the Triangle as well. This Emerald Lake Village looks like a great place. I love that they offer RV parking! They thought of everything!

Emerald Lake Village looks like a great place for seniors. With the climate and beauty of Oceanside, CA I can see why it's so desirable. Prices look affordable for Southern Cal.
We desperately need more senior communities that are not mobile or manufactured homes. We have TONS of mobile and manufactured home, retirement communities, but ZERO retirement communities that are just houses or duplexes. And we get requests for them all the time =(
All - Thanks for all the comments. This is one of the nicer seniors communities I have seen in my area. It's close to shopping and other amenities which adds to the appeal. As Lisa points outs for her area, though, most of our housing for seniors are mobile homes adn manufactures housing. It keeps the costs down, however.

I realize I'm way late for this one but it just popped up on my radar so here goes anyway.
Great presentation and a real plug for the "Factory Built" Housing market. The greatest aspect to developments like Emeral Lake it the fact that you actually own your own lot. We've worked in Emerald Lake since it opened and it is by far one of the best MH developments in the country.
My wife Janis runs our Lender Relations division. We provide affidavits of affixture, engineered certification, 433a documentation for California and foundation installation retrofitting and repair Nationwide and would love to work with you should you ever need our services.
Today's "Manufactured" "Factory Built" Home is constructed exactly like any Site-Buit (Stick Built) Home. In most cases even better inasmuch as they are built in a indoor climatically controlled environment and inspected by a liecensed HUD inspector through every phase of construction.
As a RE Broker, Manufactured Home Dealer, General Contractor and Manufactured Home Contractor in California, Arizona, Oregon and Florida for the past 25 years I can assure you that having built equally as many site built projects as I have Manufactured Home projects that I would select a manufactured home any day.
