Rancho Carrillo - A Master Planned Community in Carlsbad California
If your budget will not allow for a Carlsbad detached home (there are only a handful of choices below $500K), and a newer home in a gated community with a nearby elementary school is of interest, Portico is worth your consideration.
Portico was built around 2002 and offers about 100 2- and 3-story town homes with 2 or 3 bedrooms, and 2-car attached garages. These townhomes are built in small clusters in a gated community offering views of the Rancho Carrillo community, the canyon and hills, and in a few cases the distant ocean.
There are 2 Carlsbad homes for sale in Portico as of this writing - both homes are price in the low to mid $400s with 1406 - 1538 SF of living space, 3 bedrooms, and 2.5 baths.
The complex includes a private swimming pool, spa and cabana within walking distance of all homes.
Children living in Portico attend the San Marcos Unified School District - the elementary school, Carrillo Elementary, is less than a mile away.
Portico residents pay HOA fees of approximately $88/month and Mello Roos of around $170/month (fees should always be verified before purchasing a home).
Nearby amenities in Rancho Carrillo include the Rancho Carrillo Swim Center, the historic Leo Carrillo Ranch Park, a gated parking area for your RV, plenty of hiking trails (see map) and open space.
Shopping and dining are nearby in Carlsbad and San Marcos (Bressi Ranch has a new shopping center with Trader Joe's and Stater Bros. among other stores and several restaurants), and the Carlsbad beaches are perhaps 15-20 minutes away. In the summer free outdoor movies are offered in the Leo Carrillo Historic Ranch Park.

Hi Jeff...Portico looks like a great spot for first time buyers and empty nesters as well as families. It should work for anyone not wanting to deal with maintenance issues.
