San Elijo Hills homes for sale in a Master Planned Community in San Marcos California
San Elijo Hills is an award winning master planned community high on the hills of North San Diego County.
Built beginning around 2001 and with new homes still being built, San Elijo Hills is a popular community due to the hillside location and views (back country, hills, distant ocean), the town center, two schools, in-town shopping (there is a new Albertsons Grocery with Savon Pharmacy), and a wide network of hiking trails, open spaces and parks including a ball field in the town center.

Multiple builders created a series of villages, each with a different feel, style of home, size, price range and view. Many are within walking distance of the downtown area which lends itself to the walkability and appeal of the San Elijo Hills village center, a reminder of small towns gone by.
A majestic fountain in the midst of a large grassy area with plentiful seating beckons you to sit and relax. And in the summer there are free outdoor movies for all to enjoy. New retail establishments (e.g., a yogurt place, Dexter's Deli for dogs and cats), a dry cleaners, and a small eatery/take-out (Peppertree) have joined the mix with more on the way.
Don't forget to explore the fabulous views from the recently opened Double Peak Park.

Housing values for San Elijo homes for sale have shifted substantially in the last 4-5 years and now are more affordable than ever. Buyers in the San Marcos real estate market should always consult a knowledgeable agent to check on current market conditions, but here's the scoop as of late March 2010:
The majority of the homes are detached single family, but there are townhomes clustered around the town center as well. Currently there are 54 San Elijo Hills homes for sale , 33 are detached, ranging in price from $465K to about $1.2 million (1709 to 4302 SF) and 21 are attached with prices from $307,000 to $510,000 (1200 to 1804 SF and 2-3 bedrooms and 2-3 baths).
There are also a few new construction homes not included here, including homes at Venzano and Market Walk (only 3 of the 12 townhomes remain); Terraza will be offering new homes soon as well.
Residents pay both HOA and Mello Roos fees - buyer should evaluate these carefully as they can add substantially to the monthly costs.
Buyers in the San Marcos real estate market looking for newer homes would do well to consider the San Elijo Hills master planned community. I am happy to provide more information if you have any questions or would like to tour any of these homes for sale.

Quite a nice community and a great hyper local post. I love the reaction to our area from our fellow Activerain members. We are certainly giving a great picture of our local areas here in the San Diego.
BTW, where are new servers? It takes 5 to 6 minutes to get even one comment on tonight. (-:
LIz - well come on out. SEH is a great area. But I admit it does NOT have the charm of Cambridge and areas of Somerville!

Jeff all I can say is WOW.
I love the look of fountain and the building in the back.
George - the town center IS rather attractive and unlike any other I have seen. It reminds me of some of the town centers back East, although obviously much newer. I have seen weddings taking place there, and it seems to be a popular gathering place for residents, children adn dogs.
