The number of homes sold in Cardiff in April declined from the previous month, with declines in average sales prices across the board as well. Given the relatively small number of homes, however, it is unwise to draw any firm conclusions about trends, one way or the other.
At the end of April 2010 there were 8 homes in the Cardiff real estate market with a Contingent status, just 1 less than in March (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and, thus, are included in the Active statistics below.
As of April 2010 there were 70 Cardiff homes for sale, 1 less than last month. This represents an inventory of 6.6 months for attached homes (down from 7.7 months in March) and 9 months for detached homes (up from 8.7 months in March).
21 Cardiff homes came on the market in April, 1 less than in March, with 13 homes going pending during the same period, more than double the number in March.

Good Morning Jeff, Guessing you are in DC and finding your way around this morning. A very good report on Cadiff, though the numbers are heading in the wrong direction. It is a very unique market and fluctuation seems sort of normal these days. The people that live there really love it there.
William - working on it. I was up til almost 11 pm CA time and up here at 6:30. A bit foggy.
The Cardiff market bounces around alot, mainly because sales volume is limited due to inventory so high and low end homes really throw off the numbers. It is a unique community in many ways.
I'm getting together with Pat Kennedy and Margaret Rome today...and whoever else shows up.

Hi Jeff, I was up at 4:00 had an early meeting with a client getting property ready for market. Meeting the contractor. I understand about being foggy, LOL. I think I am that way most of the time of late, :-)Glad to read your realy busy, my bus has slowed down a lot. Enjoy DC. Sure wish I had my camera there. I will go back East early July.
