San Marcos condos under $100,000I wrote an article some time ago that you could buy a detached home or condo in the North San Diego County area for under $100,000. That's still true, although the inventory in this price range has shrunk, and there are limitations on what and where you can buy. 

The follow summary DOES NOT include mobile homes or manufactured properties which are land lease. This summary also does not include housing for seniors (55+ communities). 

Many communities in North San Diego County do not have inventory in this price range. If you are interested in searching for homes for sale for under $100,000 in other areas check out the links.

There are a total of 625 condos for sale in these communities, thus units under $100K represent about 13% of the total inventory. 

There is only 1detached single family home for sale in these communities for less than $100,000, located in Vista. 

These data include short sale and REO listings, including those homes that already have offers being considered by REO and short sale lenders.

Hi Jeff, That is some great research. I have not used that 100K number before but the number of properties available is quite a surprise.

Jeff - It almost seems unimaginable that there would be homes available in glorious San Diego for less than $100,000.  I can think of no place in the continental United States, that has your amazing weather.

William - and that is just North County. I suspect there are quite a few down in El Cajon. Chula Vista and nearby areas.

Myrl - hard to believe, isn't it. It does provide a good opportunity for folks to get into the housing market.

I am sure that some of these are truly great values.  We are seeing the same thing in the condo market in Northern Virignia.  Some great affordable values that are not all foreclosures or short sales.

I have seen prices like this in East County (Santee,Lakeside, El Cajon). One caveat: when buying a condo, make sure the complex is not experiencing a huge amount of foreclosures or short sales since the HOA Reserves will be depleted. The solvent owners will then have to carry the financial load. One of my clients had her HOA dues go from $150 to $500 monthly due to this problem.
