Escondido Real Estate Market Report for April 2011
Escondido is an inland community, about 15 miles from the coast adjacent to San Marcos. Like its neighbors, San Marcos, Vista and Oceanside, Escondido has seen fairly significant shifts in the real estate market with a large number of short sales and foreclosures.

As a buyer or seller in the Escondido real estate market, understanding recent trends and current market conditions is essential in order to make informed decisions; media reports focus on general market conditions and therefore will not provide an accurate picture of the local Escondido real estate market.
The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties or mobile/manufactured homes). The data are believed to be reliable but are not guaranteed.
In April 2011 there were 149 homes sold in the Escondido real estate market, an increase of 4% over March. Here's the breakdown of overall activity.

There were 207 Escondido homes (26% of all active properties) on the market with a Contingent status, i.e., short sale or REO homes that have offers being considered by lenders. These are included in the statistics below.
At the end of April 2011 there were 819 Escondido homes for sale, just 3 more than in March. This represents an inventory of 3.3 months for attached homes (up from 3.9 months in March) and 7 months for detached homes (the same as last month), based on the current rate of sales over the last 6 months.

In April 204 homes came on the market, 72% fewer than in March; the number of homes going pending also saw a decrease, down 21% from March pendings to 132.

Well I was surprised. Now I did the data a few days into May. Now when I look there are 42 that closed, but not much of a shift.

Hard to believe it was twenty years ago when I was livning on Camp Pendleton. I had a great time in those cities for a few years that's for sure. Nice to have the LOCAL market statistics for potential clients so like you said they can make an informed decision
