Buyers of Carlsbad homes will have a new and exciting option available to them within the next year. Bluwater Crossing Condos are being built very close to the ocean and just ¾ mile north of Poinsettia on Avenida Encinas. The concept here is work-live homes, where residents can select from one of 66 town homes and 12 affordable units (provided they meet the income guidelines) in 13 buildings. But the real appeal is that this complex is located adjacent to the Coaster Train Station, which allows someone to work at home or commute downtown and never use a car. They can also easily walk to the beach just a few minutes away (less than 1/4 mile as the crow flies). In addition to the Coaster (train) there is also a bus stop at the station (The Breeze) so transportation will be a snap.
These Carlsbad condominiums will have 3 different floors plans with living space ranging from 2243 to 2743 SF, dramatic ceiling heights on the upper floor. A subterranean garage will provide resident parking. Here's a copy of the site plan.
Living at Bluwater Crossing will provide a great seaside lifestyle, with the ability to work at home, take public transportation for meetings downtown or for fun and avoid the freeways, walk to shopping and take a short stroll to the beach to surf or watch the sun set. In addition, there will be 21,700 SF of commercial/retail space adjacent to the complex providing services (and possibly jobs) to the residents. A 3600 SF daycare center will also be built. For those who commute by car (to San Diego and points south, or north to Los Angeles), access to the I5 freeway is ¾ mile away.















Sharon - I think you are right. It makes lots of sense to me. My guess is that these will be very popular. I am working on getting more information as I have some folks I think could be interested.

George - I think so too.l There is more vacant land in that area - I don't know if it is earmarked for anything but building more affordable housing would be a good thing to do given the public transportation that is in the area. Thanks for the comments.

does your area have a lot of new construction still available? Seems like you have land...we are starting to see the end here...they are looking for any nook and cranny to put a structure on.
Laura - Thank you. It is still a wonderful place to be although it has grown tremendously. Still has great beaches.

Neal - the new cosntruction is selling well, and much of what has been built has been sold. The town has quite a bit of preserved open space and a 20-year growth plan in place so that there is control over how quickly things are built, and how much. And some of the hills are not buildable due to unstable land and conservation issues.

Thank you Diane. I think, as agents, we need to know what the housing options are for people, and the new trends that are emerging with regard to new urbanism and smart growth.
