The Oceanside real estate market has undergone many shifts and continues to evolve. This market report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

 

Media reports speak in general terms, so information may not represent the reality of the local Oceanside real estate market. Having data from a knowledgeable agent about local market conditions benefits you as the buyer or seller in making informed decisions.

In August 2011 there were 150 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 11% fewer than last month, a second month of decline. Here’s the breakdown of overall activity.

Sales volume declined from July volume overall, the second month of decline. In contrast the average sales prices of detached homes rose 9% over July, but declined for attached.

 

At the end of August 2011 there were 961 Oceanside homes for sale, an increase of 3% over last month. This represents an inventory of 5.8 months for detached homes (down from 6.3 months in June) and 4.7 months for attached homes (down from 5.3 months in June) based on the current rate of sales over the last 6 months.

In August 275 Oceanside homes came on the market, about 27% more than in July (216). During August the number of homes going pending (169) remained about the same as in July (170).

Nice market report on homes for sale in Oceanside. Looks like there was an increase in sales.

Jeff, July and August tend to be tough months around here as well, but we usually start to see more activity again in September until the Holidays roll around.
