The Oceanside real estate market has undergone many shifts and continues to evolve. This market report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

 

Media reports speak in general terms, so information may not represent the reality of the local Oceanside real estate market. Having data from a knowledgeable agent about local market conditions benefits you as the buyer or seller in making informed decisions.

In September 2011 there were 176 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 17% more than last month, following 2 months of decline. Here’s the breakdown of overall activity.

Sales volume rose substantially over August, especially for detached homes. In contrast the average sales prices of detached homes declined, but not significantly, but rose slightly for attached homes from August.

 

At the end of September 2011 there were 936 Oceanside homes for sale, a decrease of 3% over last month. This represents an inventory of 5.4 months for detached homes (down from 5.8 months in August) and 4.7 months for attached homes (the same as in August) based on the current rate of sales over the last 6 months.

In September 246 Oceanside homes came on the market, about 12% fewer than in August (275) making the market a bit more competitive given the sales trends. During September the number of homes going pending (162) shifted downward from August by 4%.
