The Rancho Santa Fe real estate market is very localized, and the most expensive community, on average, in San Diego County. Knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision. Here is a summary of the Rancho Santa Fe real estate market for September 2011 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.
· Total sales for September increased by 54%, with 17 detached homes sold; no attached homes sold in September.
· The average sales price of the detached homes sold was $1,888,994, a decrease of 1% from August’s average sales price.
· Average days on market for the detached homes was about the same at 188 days.
· Detached homes sold, on average, for 91% of asking price.
As of the end of September there were 16 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), 3 more than last month, and these are included in the Active statistics below.
As of September 2011 there were 292 Ranch Santa Fe homes for sale (93% of these are detached), down 4% from last month. This represents an inventory of 13.3 months for attached homes (dup from 12 months in August), and 16 months for detached homes at the current rate of sales (based on a 6-month period), which is up from 15.3 months in August.
The number of Rancho Santa Fe homes coming on the market in September increased 30%, to 39 from 30 last month, with 13 homes going pending during the same period, the same as last month (13).

Rancho Santa Fe is one of the first places I came to stay in CA... I was playing in the Junior World event at Torrey Pines-- and stayed with some family friends there. It was awesome-- and it made a huge impression on a big-eyed 15 year-old! K

Jeff, I am still amazed by the prices in some of the communities out there. 17 homes sold at an average price of $1,888,994 hard for me to imagine.
William - thanks for the nice compliment. I have been trying off and on ALL DAY to post the photo but AR has been a pain, or my Internet, or both. Anyhow finally did it so at least the post is a bit prettier.
Kathy - it is, indeed, a beautiful community, and you can see why the prices are what they are.
Michelle - good news for sellers, although prices in this luxury town bounce around quite a bit when ther really expensive places sell and bump up the average. Not a place for the faint of budget.
Ginny - that is great news. You will really enjoy the classes. And Lenny is a great guy to know. I wish I had know him before I left the Boston area and moved west.
George - this is a town where there are very few, and sometimes NO, detached homes for sale under $1M.
