The Oceanside real estate market has undergone many shifts and continues to evolve. This market report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

 

Media reports speak in general terms, so information may not represent the reality of the local Oceanside real estate market. Having data from a knowledgeable agent about local market conditions benefits you as the buyer or seller in making informed decisions.

In October 2011 there were 161 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 9% fewer than last month. Here’s the breakdown of overall activity.

Sales volume declined from September sales, but only modestly for detached homes. In contrast the average sales prices of detached homes increase, although not significantly, but declined for attached homes.

 

At the end of October 2011 there were 901 Oceanside homes for sale, a decrease of 4% over last month, the second month of inventory decline. This represents an inventory of 5.1 months for detached homes (down from 5.4 months in September) and 4.9 months for attached homes (up from 4.7 months in Septembert) based on the current rate of sales over the last 6 months.

In October 241 Oceanside homes came on the market, about the same as in September (down by 2, or 1%) . During October the number of homes going pending (159) also shifted downward from September but only by 2%.

Jeff a reduction in inventory should be a good sign even if sales are slightly down.  It would be nice to see all of the figures going in the right direction again.
