What Happened in the Oceanside Real Estate Market in December 2011?

The Oceanside real estate market has undergone many shifts and continues to evolve. This market report does not include any private sales nor manufactured, mobile or multifamily housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In December 2011 there were 175 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 4% fewer than last month, but likely not a surprise given the time of year. Here’s the breakdown of overall activity.

Sales volume dropped modestly from November sales for detached single family home but remained the same for attached homes. Overall average prices did not change, but by category rose for detached but declined for attached homes. The average marketing time remained about the same, as did the average level of negotiation, off 3% from asking price across the board.
At the end of December 2011 there were 731 Oceanside homes for sale, a decrease of 11% over last month, the 4th month of inventory decline, a pattern we have seen in other communities. This represents an inventory of 4.2 months for detached homes (down from 4.5 months in November) and 4 months for attached homes (down from 4.8 months in November) based on the current rate of sales over the last 6 months. Thus the Oceanside real estate market had gotten even tighter for buyers.

In December 156 Oceanside homes came on the market, down about 15% from November which may lead to a further tightening in the Oceanside real estate market in January. During December the number of homes going pending (156) remained about the same as last month (up by 1).

Oceanside market is still doing well Jeff & a small dip is not a concern for a great place to live when buyers are looking for a real estate dream.
I'm not sure whether I have any strong opinions about the real estate market in Oceanside, but it certainly is interesting to see the changes from month to month.
