As you are beginning to plan your relocation, it’s ESSENTIAL to get pre-approved if you are planning to buy a home in your new location.

 

Relocation is Not For DummiesThe big question is whether you can afford to buy a new home before selling your old one.

 

Many sellers need the proceeds from the sale of their home to purchase a new one. That can complicate your relocation, unless you simply plan to move into a rental and buy later.

 

If you are in a fast moving seller’s market selling you home may be less of an issue.

 

But consider if you are moving to a similar market as a buyer?

 

Will you be able to compete in that market to buy your new home if you have not sold your current home? If you can afford to buy without selling right away you may be in a better situation. But it’s critical to understand your financial situation, regardless, to be able to decide what makes the most sense.

 

Getting a loan these days is not easy (see LA Times article about the challenges of getting a mortgage vs. 7% of people polled preferring to have a root canal) and requirements are tough. You need to start the process early and find out (1) what you can qualify for, (2) what your best options are, and (3) what these options will cost you so you can plan accordingly.

Hi Jeff, Great video and this may be one of the most challenging aspects of relocation,coming to Ca from most of middle America. It is already going  to be culture shock just buying groceries much less a house. And utilities will really get their attention too. But we do have so much to offer and for most it will be a dream come true. But it does take good planning and a good bit of effort to get settled in with a great new home. You are an expert and people would be so well served working with you.

William - thanks for your thoughts.There really can be some changes for those coming from other parts of the country. I still remember what it was like coming from Boston, although I had been here numerous times. The lifestyle can be very different with the weather, etc. And of course housing styles and prices.

Great tips, Jeff.  

I've found that many people who wind up owning two homes are not crazy about having two mortgages, even when their lender says the can afford to carry both places.  A few even became a wee bit cranky!  Imagine that.

Absolutely. Just because they CAN does not mean they should or want to. It's an option if they cannot sell right away and want to buy but there are trade offs, and they need to understand the options and the pro and cons upfront so they can make an informed decision.

I've been there a couple of times in my relocations - we ended up having the rent the home we could not sell in both cases. Not fun

Cool video Jeff, and great information for anyone looking to relocate.  And WOW, a root canal?  Our industry has to clean up our act a bit to change that.

John - seems some folks, per the article, would rather have a root canal, among other things, than go through the mortgage process again. But others were positive about the experience. There is ALWAYS room for improvement

Thanks, Renee. It's obviously important for ANY buyer, but critical for someone trying to coordinate both a sale and a purchase, and in a short time frame which is often the case in a relocation.
