For some buyers in Carlsbad, a 3 bedroom home is exactly what they are seeking, and need. Perhaps it’s a first home, or they are downsizing. Here’s the market update on 4-bedroom Carlsbad homes for sale if that fits your needs better.



The supply of single family detached homes remains tight in Carlsbad, and has been for some time (read the April 2017 Carlsbad Real Estate Market Report for more details). Indeed, at this time based on the rate of sales this year we have only 1.5 months of inventory of single family detached homes with 3-bedrooms, based on the current rate of sales, with 1.2 months of inventory for homes priced under $1M.

Currently, Carlsbad buyers who want a 3-bedroom home will find 39 single family detached homes for sale in Carlsbad in a variety of prices and sizes, from $620,000 for a 1,165 SF home, to $10,000,000 for a beautiful oceanfront beauty in Terramar.  3-bedrooms does NOT automatically mean less expensive. That said, of the 39 homes, 25 are priced under $1M offering a range of options for Carlsbad buyers.



Those interested in a single story home have more choices than if 4 bedrooms were needed, with 17 of these Carlsbad homes being single story (versus only 9 single story 4-bedroom homes).



Whether you want an older or a newer 3-bedroom home in Carlsbad, there are options. Of the current listings homes range in age from 1954 to brand new (built 2017), although new homes are limited – there is only 1 listing at the moment. That said, 12 of these listings have been built since 2000.



As of this article 3 bedroom homes are 23% of the current listing inventory of Carlsbad single family detached homes.



Sales of 3 bedroom homes in 2017 year-to-date in Carlsbad have been pretty brisk, with 124 sales, on the market an average of 29 days. Sales prices ranged from $570,000 to $5,180,333 (average price was $906,739; median was $836,000).



Currently there are 60 3-bedroom Carlsbad homes in pending status (these homes have been on the market for 37 days on average), at list prices ranging from $579,000 to $2,750,000.

I have always loved the style of home you have pictured above.  Carlsbad has 39 homes for sale with 3 bedrooms. That is a pretty good assortment. I like the way you added the 4 bedroom market as well!   Buyers should seek out your advice on how to proceed for their requirements.
