Q2 2017 Market Report for Carlsbad 92011
Detached Single Family Homes
The first 6 months of 2017 have been a relatively busy housing market in the 92011 area of Carlsbad, and we saw a number of shifts compared to 2016. Here we take a look at the market activity for single family detached homes.
The 92011 zip code covers the area south of Palomar Airport Road and west of El Camino Real, including the resort residential community of Aviara (with multiple gated and ungated neighborhoods), The Bay Collection, Waters End, Mar Brisa, Spinnaker Hill, Vista Del Mar, Harbor Pointe, Shorepointe, Mariners Pointe, Seaside Estates, Cherry Tree Walk, and The Tides, to name a few of the neighborhoods. The 92011 area offers a mix of attached (condos, townhomes, twin homes) and detached single family homes in gated and ungated communities, some in close proximity to the beaches.

SINGLE FAMILY DETACHED HOME SALES
81 single family detached homes sold, which is 13% more than in Q2 2016
Average sales price was $1,064,124 which is 3% higher than in Q2 2016
Homes ranged in sales price from $581,600 to $2,325,000
The average time on the market was 35 days, versus 27 days in 2016
Homes sold for 97% of asking price on average, with 32% of the homes selling at list price or above. 19% of the homes were cash transactions.
CURRENT ACTIVITY AND PENDINGS (as of July 24)
There are 47 single family detached homes for sale, from 1376 SF up to a 3070 SF single story ocean and golf course view home in Aviara Point
Prices range from $655,000 to $3,500,000 (average is $1,377,531, median price is $1,199,000)
Homes have been on the market an average of 38 days
26 homes are pending, ranging in list price from $650,000 to $2,100,000 (average price is $1,053,376); these homes have been on the market for only 18 days.
The current housing market in the 92011 area of Carlsbad continues to favor sellers, as it has for some time, with an inventory of about 1.7 months based on the rate of sales and buyer demand, the same as in Q1 of this year.
