The Carlsbad Village neighborhood is certainly one of the more diverse in Carlsbad in terms of the amenities, and the wide range of housing opportunities.
Living in or near the Village has a strong appeal for many who want the beach life but also easy access to all the Village has to offer – restaurants, abundant shopping, wine bars, spas, galleries, the New Village Arts Theater, and so much more.
The train station offers Amtrak trains north to LA and beyond and south to San Diego, as well as the Coaster commuter rail, to compliment the bus system.
Another bonus in town? Parking is free, although it can be challenging with summer crowds, holidays, special events (e.g., arts and crafts fairs, the Carlsbad Marathon).

For those who want to live close to the beach and be near shopping, dining and other amenities, living in Carlsbad Village can offer the best of these worlds, although it will come at a price because of limited supply, being west of the 5 freeway, and the proximity to the beach. While planned communities abound in Carlsbad, the Village presents a much more varied lifestyle.
The downtown area is well defined and you will find some properties available that are a bike ride, walk or short drive to all the Village has to offer, with condos, town homes and detached single family homes that are in the Village or on the fringe of the downtown area.
Some of the most expensive ocean-view and oceanfront housing in Carlsbad can be found along Ocean Street, running from Carlsbad Village Drive north along the beach, with both detached and attached properties.
If having a Carlsbad beach home is your desire, this is one area to consider, although you will likely not find anything under $1.5M or more, even for a condo.
Interested in a condo or town home? There are plenty of condos and town homes in the Village, some with ocean views, but inventory is low so at any given time the available condos and town homes may be limited.
New condo communities built in the last couple of years include Summer House and Seagrove – both communities are sold out but we are starting to see resales.
There are several new small condo projects that are under construction just south of the Village. North of the Village along Jefferson you will find a number of condo complexes, some with ocean and lagoon views.
Housing inventory is generally pretty limited in the Carlsbad Village neighborhood, especially for single family detached homes. Currently there are only 5, ranging from an 1170 SF single story for $1,095,000 up to a gorgeous contemporary oceanfront home with 6358 SF for $14,950,000 on Ocean Street.
Typically, while the inventory is also limited for condos and town houses, there are a few more options in the Village and on the fringe. Currently there are 10 condos and town homes for sale including 2 brand new ocean-view homes. Prices range from $525K for a 1410 SF condo to $2.65M and $3.3M for the 2 new ocean-view town homes in the Village.
