New Construction homes at The Preserve in CarlsbadConstruction is proceeding well at the new planned community of The Preserve here in northeast Carlsbad, with some significant changes since the last post on the community a few months ago.


Construction on the detached single family home neighborhood, Cypress, has now begun. These homes will be 2- and 3-story with up to 2,474 SF of living space, as many as 4 bedrooms, up to 3.5 baths, and will have attached 2-car garages and fenced yards. The 3-story homes will have roof decks. No pricing has been announced yet.

Also under construction is Acacia, a community of 2-story paired homes (PHOTO BELOW RIGHT), with 1,934 – 2,011 SF, up to 4 bedrooms, 2.5 baths, and 2-car attached garages plus fenced yards. No pricing has been announced.


New homes at Acacia at The PreserveLastly, Blue Sage, a neighborhood of 2-story triplex homes, is also underway. These homes will offer up to 1,842 SF of living space, 3 to 4 bedrooms, 2.5 baths, attached 2-car garages and fenced yards. No pricing has been shared yet.


The 2-story town homes in Agave have been selling well and they are now on Phase 5. Currently there is 1 town home for sale, per the MLS, for $601,990 with 1681 SF (others may be available but not noted in the MLS). There are 5 other homes that are pending.


Thus far, based on the MLS (other homes may have sold) there have been 25 Agave town homes sold since April 2017 at an average price of $542,999 (ranging from $512,990 to $622,182). 24% were cash transactions, and homes all sold for asking price or better, typical for new home sales in our area; over-asking sales likely involved options and upgrades added by the buyers. Homes averaged 32 days on the market per the MLS.

You might be surprised how purchasing a new build can differ from buying a resale home, and there are key differences to be aware of, in particular representation.


More updates will be forthcoming as I get more information on these additional neighborhoods including pricing, especially for the single family detached homes.

Interesting to see what new construction and prices are looking like in The Preserve in Carlsbad. I'm actually surprised the pricing isn't higher. New construction is always sought after..buyers like brand new!!

Thanks so much Dorie Dillard . I suspect the single family detached homes will be quite a bit more...closer to $800K but we'll see. New construction has been selling very well here.

They are a bit different George Souto . The builder is also developing a community in Oceanside that has some similarities. Interesting to see so many 3 story units, though!
