Market Report for Carlsbad 92011 for 2017
Detached Single Family Homes
2017 was a relatively busy housing market in the 92011 area of Carlsbad, and we saw a number of shifts compared to 2016. In this report we look at the market activity for single family detached homes for 2017.
The 92011 zip code covers the area south of Palomar Airport Road and west of El Camino Real, including the resort residential community of Aviara (with multiple gated and ungated neighborhoods), The Bay Collection, Waters End, Mar Brisa, Spinnaker Hill, Vista Del Mar, Harbor Pointe, Shorepoint, Mariner’s Pointe, Seaside Estates, Cherry Tree Walk, and The Tides, to name a few of the neighborhoods. The 92011 area offers a mix of attached (condos, townhomes, twin homes) and detached single family homes in gated and ungated communities, some in close proximity to the beaches.

SINGLE FAMILY DETACHED HOME SALES
254 single family detached homes sold, which is 3% fewer than in 2016
Average sales price was $1,038,308 which is about 4% higher than in 2016
Sales prices ranged from $570,000 to $3,200,000
The average time on the market was 31 days, versus 33 days in 2016
Homes sold for 97% of asking price on average, with 28% of the homes selling at list price or above. 22% of the home sales were cash transactions.
CURRENT ACTIVITY AND PENDINGS (as of January 27)
20 single family detached homes are for sale
Prices range from $775,000 to $2,099,000 (average is $1,308,680, median price is $1,267,500)
Homes have been on the market an average of 37 days
9 homes are pending, ranging in list price from $739,500 to $1,249,000 (average price is $1,020,722); these homes have been on the market for 45 days.
The current housing market in the 92011 are favors sellers, as it has for some time, with an inventory of only 1 month based on the rate of sales over the last 6 months and current buyer demand.
So where have prices been? Starting in 2006 (the zip code 92011 was added to Carlsbad in mid 2005 so the MLS data were limited then and not included) we can see, as in other communities, prices dropped during the recession but have rebounded quite significantly.
