You CAN Own a Model Home in Carlsbad

At Robertson Ranch

The new construction homes in the planned community of Robertson Ranch in Carlsbad have been selling well since 2016, and construction continues.

Things to Know about New ConstructionAs a buyer you should be aware that there are a number of things to know about buying new homes in Carlsbad and buying new construction is different from a resale.

Just as with a resale purchase it’s important to have your own representation when you take the tour and to guide you through the transaction if you decide to purchase.

Remember: the builder’s representative is working for the builder, not you!

2 model homes for The Bluffs, one of the 4 “villages” in Robertson Ranch, have just been released for sale.

Imagine, you can own a model home in this beautiful community, with everything included as well as the front and back landscaping (not included in other new homes) installed by the builder.

Keep in mind that there are still new homes available in The Terraces (gated), The Vistas, and The Ridge . Availability of homes and pricing will have shifted since the articles on those communities were written. Please let me know if you would like current information (from the $900s to about $1.6 million).

Since there are still a few floor plans of these model homes available, these properties are not yet available for occupancy. It is expected that once the last new homes of the models have been built and sold then the models will be available for move in.

The 2 model homes are priced as follows, with a number of upgrades and the features you would expect in a model home:

A 2-story Tuscan model priced $1,637,001 for 5 bedrooms, 5.5 baths, 4312 SF with 1st floor master bedroom and private full bath, a 3-car garage (2 spaces are tandem) and a large loft. There is upgraded hard-surface flooring among other great features.

The second home is the 2-story Manor model, priced at $1,584,634 for 5 bedrooms, 5.5 baths, 4313 SF with 1st floor master bedroom with full bath, a 3-car garage (2 spaces are tandem), 20-foot ceilings in the great room, and wonderful covered outdoor entertaining space.

Good morning, Jeff Dowler I can attest to the fact that the builder's representative does not represent any potential buyer....I am one of them.... I have 40 subdivisions that I've listed and sold....and my job was to "make money for the builder'..... I sold extras... I convinced the buyers to buy the "eye candy"... if they had a buyer's agent, they would have saved alot of money....

potential buyers would be wise to call you, Jeff Dowler, for guidance with this very complex task.... you can advise them properly, so they are not relying on the listing agent....

the builder pays the commission to both the listing and buyer's agent.... the buyer will make a good decision to call you for professional guidance.

Great post Jeff Dowler .  If I were to buy a home in a new develpment, I'd never use the builders agent.

Good morning Jeff - what a beautiful location for a new dream home.  Buyers need you for representation.

Models can be a good deal as the builders usually want to wrap up the community and as you say they are chock full of upgrades and the landscaping has been done for you as well.

Thanks Barbara Todaro I have not sold a ton of new builds but I always advocate having your own rep.

Totally agree Wayne Martin  I suspect some buyers find out the hard way.

I woukdn't either Jim Cheney  but most buyers are not educated about how the builders work. Once you walk in to the open houses, at least here, you are their client!

Grant Schneider  - it's a pretty nice community and homes have sold really well, since the beginning, even before there were models. And it's only about 4 miles to the beaches.

All the upgrades  (and furnishings, if included) and the landscaping can cost a pretty penny so for the right person buying the model home IS a great opportunity. But they are not inexpensive homes.
