The Cape at Calavera Hills is a relatively modest-sized ungated residential neighborhood located in northeast Carlsbad, California.
Where is The Cape at Calavera Hills Located?
The Cape at Calavera Hills is about 30 miles north of San Diego and perhaps 4 miles inland from the ocean in Carlsbad. The Cape is one of multiple neighborhoods in the Calavera Hills master planned community; 3 main roads feed this community - Tamarack Avenue, College Boulevard, and Carlsbad Village Drive.
Why do People Live in The Cape at Calavera Hills?
The Cape at Calavera Hills offers pleasant views of the neighborhood, and the back country and even distant ocean views from some homes.
This community of about 230 town homes (most are 2 story) was built in the early 1980s and homes are on small cul-de-sacs in clusters of 2, 3 and 4 attached homes.
Homeowners pay Home Owner Association (HOA) dues (approximately $262 to $265 as of this writing, but these should always be verified) but there are no Mello Roos fees. The Cape is part of the Calavera Hills master plan which has been growing over several decades.
Because they are town homes, prices are more affordable than single family detached homes in the area. Some buyers specifically want the lifestyle afforded them by living in a town home community.
Due to the location The Cape at Calavera Hills provides easy access to major commuting routes, including Carlsbad Village Drive, El Camino Real, and the 78 freeway. The Carlsbad Unified Schools and Calavera Hills Community Park are a big draw, as is Sage Creek High School (a S.T.E.M. school) a mile away that opened in 2013.

As of this writing there is only 1 home available, priced at $630,000 for 1724 SF with 4 bedrooms and a beautiful view deck off the master bedrooms. In our current sellers market homes typically sell quickly. There are 2 other homes that are pending.
Recent sales (in the last 6 months) have ranged from $509,000 to $597,000 for 1435 SF (all the same floor plan). The larger models, at 1724 SF, have sold from $608,000 to $640,000 in 2018.
What’s it Like to Live in The Cape at Calavera Hills Neighborhood?
The Cape at Calavera Hills was built in 1983 and 1984 with a residents’ swimming pool, hot tub, club house, and park area, and is on the other side of Glasgow Drive from the Calavera Hills Community Park.
Homes are located along multiple small cul-de-sacs, with floor plans ranging in size from about 1119 SF (single story) up to around 1724 SF, with 2 to 4 bedrooms and attached 2-car garages and small private, fenced yards that vary in size. The community is managed by Curtis Property Management Company, a property manager of many area HOAs.
What’s Going on Near The Cape at Calavera Hills in Carlsbad?
The Cape at Calavera Hills activities include biking and walking, outdoor activities and sports at the Calavera Hills Community Park right across the street (baseball, basketball, tennis), and 2 or 3 free TGIF Concerts in the Parks each summer at the community park (you can expect to hear the music, and there will be a fair amount of traffic parking on the streets).
This neighborhood is also close to the 110-acre Calavera Nature Reserve, Lake Calavera, and Mount Calavera (above photo) for those who enjoy walking and hiking.
There is a lot to do nearby, including enjoying Carlsbad’s beautiful beaches, Legoland and The Flower Fields (open mid-March to Mother’s Day in May). The 21-acre Calavera Hills Community Park offers an 18,000 SF community center with meeting/activity rooms and gymnasium, lighted tennis and basketball courts, an athletic field, picnic/barbecue areas, a children’s play area with sand lot, and the Schoolhouse Community Garden.
For those who enjoy golf the public course at The Crossings off Palomar Airport Road is about 15 minutes away.
The Cape at Calavera Hills is about 20 minutes from the famed Omni La Costa Resort and Spa with 2 golf courses, The Park Hyatt Aviara with the Aviara Golf Course, and the Rancho Carlsbad golf course on El Camino Real between College and Cannon Road is barely 10 minutes away.
The closest shopping malls are the Carlsbad Premium Outlets Mall and The Shoppes at Carlsbad (at El Camino Real and the 78) with abundant stores to the north along the 78 and Vista Village Way in Oceanside and Vista. Carlsbad Village offers a wide range of retailers and restaurants, including the popular Village Faire and the Art and Antiques Mall.
