Single Family Detached Homes in Carlsbad 92010

 

The 2nd quarter of 2018 has been a busy year in the real estate market in the Carlsbad 92010 area, but with some shifts from Q2 in 2017. Here we take a look at what happened with single family detached homes sales in the Carlsbad 92010 area for April through June 2018, along with current and pending listings.

 

New home for sale at The Preserve in Carlsbad

 

The 92010 area of Carlsbad includes Calavera Hills (see photo of Lake Calavera above), Tamarack Point, The Summit, The Foothills at Carlsbad, Carlsbad Heights, Spinnaker Point, the new planned communities of Robertson Ranch (2 of the 4 neighborhoods are gated communities) and The Preserve, and several other neighborhoods further west but east of El Camino Real, with a mix of attached (condos, town homes, twin homes) and detached single family homes.

 

SINGLE FAMILY DETACHED HOME SALES

  •         47 single family detached homes sold in 92010 in Q2 of 2018 (8% fewer than in 2017) but sales were up 34% from Q1 of this year!
  •         Average sales price was $949,467 – up 13% from the Q2 2017 average prices
  •         Sales prices ranged from $670,000 to $2,500,000
  •         Median price was $882,500, up 7% over the Q2 2017 median sales price.

 

Single family detached homes sold quickly in Q2 2018, with an average marketing time of 22 days, versus 26 days for Q2 in 2017. Homes sold for 99% of asking price on average, but with 51% of the properties selling at list price or above. 26% of the home sales were cash transactions.

 

New construction sales in the Robertson Ranch community influenced average prices for detached homes in 92010. Of the homes sold in Q2 of 2018, 8 (17%) were new builds, and all but 1 sold for over $1 million. The average price of resale homes, when you exclude new home sales, was $861,366.

 

CURRENT MARKET AS OF JULY 3, 2018

As of this writing there are 25 single family detached homes for sale in 92010, ranging in price from $650,000 to $2,199,995 (average price of $1,128,567). Ten of these homes are new construction, priced at over $1M, and are for sale in the new Robertson Ranch community with 1 home for sale at The Preserve, also a new home community; the current listings have been on the market for an average of 30 days.

 

There are 25 detached single family homes that are pending (on the market for an average of 37 days); 10 of these are brand new homes in Robertson Ranch, including a beautiful model home with 4427 SF, fully furnished and landscaped and priced at $1,999,995.

 

Based on the rate of sales in Q2 and the number of active listings we have about 1.6 months of inventory of single family detached homes, a market that favors sellers and has for some time.
