Here is a summary of the Cardiff real estate market for June 2018 based on information provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed).

 

TOTAL HOMES SOLD

10 (up 20%) Ave. 31 Days on Market, Ave. Sales Price $1,183,200 (up 4%); Ave. sale 97% of asking price

 

Detached Homes Sold

4 (no change); Ave. 24 Days on Market, Ave. Sales Price $1,711,250 (up 10%); Ave. sale 97% of asking price

 

Attached Homes (condos, town homes twin homes) Sold

6 (up 50%); Ave. 37 Days on Market, Ave. Sales Price $831,166 (up 19%). Ave. sale was 97% of asking price

 

The overall volume of sales in Cardiff shifted up from last month as did attached home sales. 50% of the transactions in June were for cash, compared to 25% last month. 40% of the homes sold for asking price or more.

 

At the end of June 2018 there were 2 homes in the Cardiff housing market with a Contingent status (i.e., for the most part these are short sale and REO homes that have accepted offers being reviewed by the lenders), compared to 0 for each of the last 5 months.

 

As of the end of June 2018 there were 29 Cardiff homes for sale, up by 70% from last month...good news for buyers and the most inventory we’ve seen in Cardiff in over a year. This represents an inventory of 2.5 months for attached homes (up from 1.8 months last month), and 4.5 months for detached homes (up from 2.7 months last month) based on the rate of sales over the last 3 months. The Cardiff market remains a strong seller’s market for buyers of attached homes, and a seller’s market for detached homes.

 

Cardiff by the Sea home

 

14 Cardiff listings came on the market in June, compared to 11 last month. 14 homes went pending in June (not counting those that sold) compared to 15 in May.
