Q2 2018 Home Sales for Carlsbad 92011
Detached Single Family Homes
The second quarter of 2018 was a relatively busy market for Carlsbad 92011 home sales, and we saw several shifts compared to the same time frame in 2017.
Here we take a look at the market activity for detached single family homes.
The 92011 zip code covers the area south of Palomar Airport Road and west of El Camino Real, including the resort residential community of Aviara (with multiple neighborhoods, gated and ungated), The Bay Collection, Waters End, Mar Brisa, Spinnaker Hill, Vista Del Mar, Harbor Pointe, Shorepoint, Mariner’s Pointe, Seaside Estates, Cherry Tree Walk, and The Tides, to name a few of the neighborhoods.
The 92011 area offers a mix of attached (condos, townhomes, twin homes) and detached single family homes in gated and ungated communities, some in close proximity to the beaches and with views of the golf course, lagoon or ocean in some cases.

SINGLE FAMILY DETACHED HOME SALES
60 single family detached homes sold, which is 26% fewer than in Q2 2017 but 43% ahead of Q1 sales this year
Average sales price was $1,127,125 which is 9% higher than in Q2 2017
Homes ranged in sales price from $634,000 to $2,000,000
The average time on the market was 28 days, versus 35 days in 2017
Homes sold for 98% of asking price on average, with 45% of the homes selling at list price or above. 22% of the homes were cash transactions.
CURRENT ACTIVITY AND PENDINGS (as of July 20)
There are 56 single family detached homes for sale, from 1404 SF up to a 4978 SF split level ocean and golf course view home in the gated community of Aviara Point.
Prices range from $735,000 to $2,895,000 (average is $1,277,826, median price is $1,277,000)
Homes have been on the market an average of 58 days
28 homes are pending, ranging in list price from $789,000 to $2,495,000 (average price is $1,205,111); these homes have been on the market for 28 days (12 of these homes went pending in 1 week or less).
The current housing market in the 92011 area of Carlsbad continues to favor sellers, as it has for some time, with an inventory of about 2.8 months based on the rate of sales over the last 3 months, and buyer demand.
