October 2018 Market Update


Construction, and home sales, are continuing at the new planned community of The Preserve in northeast Carlsbad.


Homes are selling well in Acacia, a newer community of 2-story paired (twin) homes, one of 4 neighborhoods in The Preserve.


A total of 48 twin homes will be built at Acacia, in multiple phases continuing into 2019.

There are 2 floor plans, providing 1,934 SF and 2,011 SF of living space. Both models offer 3 bedrooms plus loft or an optional 4th bedroom, 2.5 baths, and 2-car attached garages with private fenced yards (yards are not improved). Homeowners have 6 months to submit plans for improving their backyards, and 9 months to complete them.


Currently the pricing ranges from $662,900 to $716,990 (subject to change and availability). The Acacia homes are pre-wired for whole-house automation if buyers wish, and also come with a Ring video doorbell.


Residents at The Preserve will enjoy a private recreation complex (SEE PHOTO BELOW) with a fitness center, pool, spa, BBQs, and seating areas.


The Preserve will also provide abundant open space (over half of the total 156 acres), walking paths, and playgrounds. Children will attend the Carlsbad Unified Schools (i.e., Hope Elementary, Calavera Hills Middle and either of the 2 Carlsbad high schools).

Acacia HOA fees currently range from $363 to $488 while The Preserve is under construction, but fees are expected to be $363 at build-out. The property taxes and Mello Roos will be approximately 1.3%.

Jeff Dowler, CRS it's nice to see there is new homes at Acacia in The Preserve in Carlsbad. I'm still floored the price of a new home in your are area compared to our area but available land and lifestyle makes a huge difference I'm guessing.

That's a common reaction, and our prices are better than up n LA or in San Francisco. The lifestyle (and demand to live here) as well as land costs are a big factor. Schools and being close to the ocean also play a role.

Well they are different from the styles in other communities, especially the 3-sstory single family homes with the roof decks. They appear to be pretty popular given what's sold. And prices are pretty favorable given resale pricing, too!
