Year-End 2018 Market Update for La Costa Valley in Carlsbad
La Costa Valley is one of the 4 La Costa Villages (also La Costa Greens, La Costa Ridge, and La Costa Oaks) in the La Costa area of South Carlsbad, and a popular master planned community along the Encinitas border.
Homes were built between 1998 – 2001 and range in size from approximately 2000 SF to over 4000 SF, typically offering 4 and 5 bedrooms.
There are over 1000 La Costa Valley detached single family homes (single and 2-story) on approximately 482 acres of rolling hills, about 4 miles inland from the Carlsbad beaches, and just east of El Camino Real.
Amenities in La Costa Valley include an elaborate trail system, a number of small neighborhood parks, the El Camino Creek Elementary School, a community church, a pre-school, and The Valley Club, a private residents’ facility (see photo ar right).
The Valley Club is one of the area’s best equipped and complete recreational multipurpose centers, with a pool, spa, wading pool, tennis courts, gourmet kitchen, fitness facility, meeting rooms, gazebo and barbecue areas.
La Costa Valley, given its location off El Camino Real, is in a prime location with easy access to multiple shopping and dining options along El Camino (in Carlsbad and south in Encinitas), numerous services, good commuting, and of course our famous Carlsbad beaches.

Based on the last 3 months of sales there are 4.5 months of inventory in La Costa Valley, a market favoring sellers as it has for a number of years!
PENDING LISTINGS in LA COSTA VALLEY:
There are 5 La Costa Valley pending lists, on the market an average of 19 days before going under contract. These homes are listed at $1,0289,00 to $1,395,000 (average price is $1,176,580).
WHAT HAPPENED IN 2018 IN LA COSTA VALLEY HOME SALES?
A total of 46 homes sold in 2018 in La Costa Valley.
Sales prices range from $901,305 to $1,650,000 (average sales price was $1,178,137; median price was $1,180,000)
Homes were on the market an average of 19 days before going pending
15 of the home buyers (33%) paid cash for their La Costa Valley purchase.
Buyers negotiated an average of 3% of the list prices, but at the same time 35% of the buyers paid asking price or better, indicating how competitive the market was.
