Carlsbad Real Estate News and Views: Relocation Tips - See, Hear & Touch the Community as Much as You Can

Here's the REAL scoop on living in Carlsbad ~ beaches, things to do, places to eat, community events, and of course neighborhoods, homes and the Carlsbad real estate market in general, including surrounding communities like Encinitas, Cardiff, San Marcos, Oceanside, Solana Beach and Del Mar.

Relocation Tips - See, Hear & Touch the Community as Much as You Can

Why You Should See, Hear, and Touch the Community

When Relocating to Carlsbad

Most people who are relocating to an area they don’t know find it to be a tough challenge. This is true even if you know you want to be there, perhaps know people there, and have heard the sorts of things about the area that appeal to you or have been doing some research online – you ARE, aren’t you?

Yoga on the beach in CarlsbadWHAT IS YOUR LIFESTYLE?

While finding the right house that meets your needs and budget is key, I find that for most buyers lifestyle is at the top of the list, which means the community and all it offers is also at the top of the list.

For buyers relocating from a distance this becomes a huge challenge when searching for a home online, since you can’t readily explore the areas that might work for you, your lifestyle and of course your budget when you find homes you like online.

FREE QUESTIONNAIRES TO ASSIST YOU

As you get started you’ll want to give some careful thought to your desired lifestyle and what that really means, as well as the specific needs for your new home.

I like to share my Buyers Lifestyle Questionnaire and a checklist, What's Important to You in Your Home Search (FREE Download from my website) as an additional way of helping those of you who are moving narrow down those issues that matter to you so I can better assist in finding the right property and the right community.

WHY YOU SHOULD SEE, HEAR, AND TOUCH THE COMMUNITY!

Yes, you can learn lot online these days about communities and the amenities they offer. But you really have to see, hear and touch the community when relocating as part of your home search to truly get a sense whether the area meets your needs and feels comfortable to you. This is even more important when moving from an area that is quite different from where you are moving to, say from Boston to Southern California as I did 14 years ago. Talk about culture shock!!

Videos, aerial and street views on Google Earth or Google Maps, and blog articles about neighborhoods combined with photos help capture the look and feel of communities or specific neighborhoods you may be interested in. Check out the Aviara Carlsbad lifestyle:

But there is nothing like driving through the area, walking the streets and sidewalks, listening to the noises, and exploring the amenities and services close by.

I strongly recommend to relocation clients (a big part of my business) that they spend a portion of their house hunting trip here to the Carlsbad area or nearby, before and after we tour homes, driving around and exploring, so they can see, hear and touch the community and experience it in real life, and get a glimpse at the lifestyle they could enjoy.

I provide a tour myself as part of my relocation services, but there is no substitute for doing it yourself, in my opinion.

EXPLORE THE COMMUNITY!

Of course I can answer lots of questions about the area since I have lived here for a number of years, but having a real-life experience, even for part of a day or two, in a neighborhood or the larger community is key:

Learn where and what the shopping is, especially grocery stores

Museum of Making Music in CarlsabdExplore nearby services, recreational activities (golf, tennis, swimming, the beach, parks and playgrounds), and tourist attractions (depending on what’s important)

Check out the dining options – if that’s important you might want to do some tasting, too!

Check out the commuting routes and traffic patterns (don’t forget to explore rush hour on major roads – apps online can only tell you so much!)

Listen to noises (e.g., street noise, trains, a particularly busy road nearby or the freeway, general neighborhood noises at different times of the day)

Visit parks and other recreational amenities (e.g., golf, skate parks, dog parks, tennis clubs, swim clubs)

Check out views and other matters which are important OR that you might not like (e.g., views of retail space, high-tension towers and wires, light industrial areas, a golf course, the ocean, green-space, the back-country and mountains)

Only then can you really know that the house (or houses) you like are in a community that appeals to you and your lifestyle and needs.

Excellent tips, Jeff. There is so much more to making a decision when buying a house than just looking at a house.

This is great advice to share with prospective home buyers.

We have been exploring some communities for our retirement home and it can be a difficult process.

Jeff- these are excellent tips. You can look at all of the videos of a home you want but you're not just buying a home...you're buying a lifestyle.

It really IS a big deal, and while some people don't specifically mention "lifestyle" they certainly talk about things that are important to them in terms of how they live, entertain, relax, etc.

So very true Nina Hollander  I try to ask lots of questions to better understand what really IS important.

And it's interesting to work with people relocating here since the lifestyle is different for many due to the weather, etc. It certainly was a big change for us 14 years ago!

Thank you kindly Ron and Alexandra Seigel  The research is important and we did a ton of it, too, before moving from Boston. We had been in CA many times but it's different to view living someplace versus visiting it as a tourist. We made several trips to visit SoCal the year before moving to explore the area and look at homes before a final decision was made that we wanted to move there, and where.

You certainly settled in a beautiful area!!

Hello Jeff,  Excellent suggestions for people to look into before the move.  Do not want a bad mistake made.

Hi Dorie Dillard CRS GRI ABR  You are so right. Thanks for your thoughts!

I have seen many buyers rule out certain homes because they did not like the area even though the house fit their needs. And I have had buyers wait for the right home to pop up in areas they particularly liked and wanted to be in.

Hi Kathy Streib

Thank you for including me - I feel so lucky. Glad this was worth sharing with others! I know this has always been so important for me in all our moves, and I certainly see it over and over again with buyers who are relocating.

Thank you Sally K. & David L. Hanson  I would be flattered!

And for many that IS one of the more important things Barbara Todaro  And even if you cannot afford to live within sight of the ocean, being near is a pretty darn good thing too!

Hello Jeff - flooring can be changed and walls can be painted but there's so much to a house purchase especially when relocation to an unknown area.

Posted by Michael Jacobs, Los Angeles Pasadena 818.516.4393 6 months ago

Jeff, this is the most thorough and thoughtful post I've ever read on relocation. There is so much to consider and you cover the details that buyers who are relocating need to consider. You can't change where a home is located and being happy with our surroundings is a must.

HI Jeff Dowler, CRS - Another superb post that captures the essence of relocation to the tee. You have lived through a relocation and understand it better than most. Clients who pick you will realize what you bring to the table and will be glad they chose you for their Carlsbad relocation.

Jeff Dowler, CRS - Many people don't really know what to expect when they are relocating and every city and state offers different challenges. Thank goodness for people like you who really know how to guide people relocating properly, right from the start!

What a nice compliment!! I really enjoy working with those who are relocating, and having done it myself a number of times adds value, too, I think.

Thank you Amanda S. Davidson . I think some who are relocating are surprised at the challenges they face with learning a new area, or at least figuring out where they want to be. Of course budget and jobs can have a big impact on that!

Thanks Sheri Sperry - MCNE®  Relocations tend to be a good chunk of my business, on average. I just helped people who moved from Northern California, and others from Boston. Have some current clients coming from NJ, clients from Oregon, and other clients considering a move from Kansas.

I've had 4 major relos myself, and did some relo work in the corporate world, too.

Hi Patricia Feager, MBA, CRS, GRI,MRP

Thank you for the compliment! Moving to a new area can be a huge challenge, especially when you know little or nothing about it. And you can't just jump on a plane every time a house you like hits the market!
