Detached Single Family Homes

 

In this report we focus on the housing market activity for the 92010 area of Carlsbad for the 1st quarter of 2019 reported in the MLS.

 

The 92010 area of Carlsbad includes the communities of Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad (with multiple neighborhoods), Spinnaker Hill, Pacific Estates, Carlsbad Meadows, Tanglewood (1 and 2-story condos), the planned communities of Robertson Ranch (new construction detached single family homes) and The Preserve (new construction town homes and single family detached homes), and other neighborhoods further west but east of El Camino Real.

The 92010 area of Carlsbad offers a variety of attached (condos, townhomes, twin homes) and detached single family homes for buyers to choose from in a wide range of prices, sizes and styles.

 

While Robertson Ranch is sold out we are seeing resales of recently completed homes that sold orignally in 2017, for example.

 

The Preserve has newly-built or to-be-built single family homes starting in the high $700s, so Carlsbad home buyers in the 92010 are can consider resales as well as new construction (read 6 things buyers must know about buying new construction).

Single Family Detached Home Sales Q1 2019 for 92010

  •         33 single family detached homes sold (compared to 37 in Q1 in 2018 and 40 last quarter)
  •         Average sale price was $871,296 (down 2% from the 2018 Q1 average, and down 9% from last quarter)
  •         Average marketing time was 31 days; 6 homes sold in 7 days or less (average market time in the same period in 2018 was 27 days and 40 days last quarter)

 

Current inventory, based on the rate of sales in Q1, is 2.5 months in the 92010 area. The housing market here overall continues to favor sellers, with competition for many homes when they hit the market, especially in the lower price ranges. We are seeing multiple offers on some properties.

 

 

15% of the sales were cash transactions. The average sales price was 99% of the original list price, and 27% of the buyers paid full price or more for their new homes!

 

Current Listings in 92010 as of 4/5/2019

  •         28 active listings, priced from $728,000 to $1,799,000
  •         7 homes are new or almost new construction – there are more new single family detached homes (2-story) to be released at The Preserve
  •         Homes have been on the market an average of 30 days
  •         Living space ranges from 1345 SF to 4727 SF (a newer resale luxury home in a gated area of Robertson Ranch)

 

Pending Listings in 92010 as 4/5/2019

  •         There are 15 pending detached single family homes (on the market an average of 33 days)
  •         Homes were listed from $725,000 up to $1,505,440 (average price is $987,382)
  •         3 of the pending listings are new construction homes in Robertson Ranch

We are not sooo much in new construction but sales do disappear in a blink..

New builds are a relatively small percentage of our overall inventory, but for the most part it sells pretty quickly, especially at the lower price points.
