Buy a Carlsbad Pool Home and Enjoy the Outdoor Lifestyle Spring 2019 Market Update
Spring is here, summer is just 5 weeks away, our housing market is very active, and perhaps you are considering buying a new home in Carlsbad.
And, maybe, on your list of wants, or perhaps needs, is a private pool.
I have found that some Carlsbad home buyers are interested in having a private pool, while others prefer a community one to avoid the maintenance issues. Some don’t care either way, but there are those who do not want a pool at all.
Carlsbad homebuyers desiring a private pool commonly have some options. That depends, of course, on their budget, preferred location, size of house, and the desired neighborhood. The more flexible you are the more options you will have.
THINGS TO KNOW ABOUT POOL HOMES IN CARLSBAD
It’s essential to do your due diligence if you are interested in owning a Carlsbad pool home. For example, consider the added maintenance issues (time and cost), or think about paying a pool service to manage the care. You should also check into the cost of additional insurance and utilities (e.g., water; gas or electric for the heater and filter system).
It goes without saying that as part of the inspectional process you should have a complete pool inspection, to understand the condition of the pool (and spa, if there is one), the filtration system, the heater, and any repairs or recommended improvements. It may be best to have a qualified pool inspector rather than a home inspector who says they also inspect pools, but that’s your decision. Regardless, whoever inspects your pool should be well qualified!
It’s common in our Southern California area for buyers to request a 1-year home warranty, paid for by the sellers, as part of the offer. When requesting the home warranty be sure to specify that coverage for the pool and/or spa is included – this is not part of the standard home warranty policies and there may be an extra cost.
You will also want to check with the home warranty provider to see if there is a higher cost if the pool is salt water since pricing may be different, and be sure to also request the appropriate coverage.
It’s also important, as a Carlsbad pool home buyer, to check the local Carlsbad restrictions regarding fencing (type, height, alarms on doors leading to the backyard ) and any local other requirements, especially if you are buying a home with room for a pool and are considering building one. Keep in mind these requirements may have changed from the time the house and pool were built, and retrofitting may or may not be necessary. Safety issues are, of course, just common sense and peace of mind for your family!
You will also want to check with your insurance provider, too, on the cost of coverage including liability.
CURRENT ACTIVITY FOR CARLSBAD POOL HOMES
Currently there are 12 Carlsbad homes for sale with private pools, ranging in price from $799,000 to $3,250,000, in the 4 Carlsbad zip codes. Some of these offer the bonus of a community pool as well!
There are 7 pool homes that are pending, on the market an average of 10 days. These range in price from $899,000 to $1,999,919.
At the recent rate of sales, Carlsbad has about 5.5 months of inventory of homes with private pools, a market that slightly favors sellers but is less competitive than detached single family homes in general right now.
SALES OF CARLSBAD POOL HOMES IN 2019
A total of 10 homes sold so far in 2019 according to the MLS. Sales prices ranged from $650,000 to $1,950,000 (average sales price was $1,265,851), with 1 home sold for cash. Home buyers were able to negotiate 1 - 2% off the original asking price, with 4 homes selling at or above the list price, a good indication of competition. These homes were on the market for an average of 23 days before going pending.
CARLSBAD HOMES WITH COMMUNITY POOLS
Some Carlsbad home buyers do not want to deal with the maintenance issues of a private pool, however they are interested in having access to a community pool.
If that’s you, consider homes in planned communities in Carlsbad that offer community pools among other amenities (e.g., La Costa Greens, Bressi Ranch, multiple Calavera Hills neighborhoods, La Costa Valley, La Costa Oaks, The Foothills at Carlsbad, Robertson Ranch, The Preserve, Harbor Pointe, Waters End).
As of this report there are 77 homes for sale in neighborhoods with community pools.
