For some buyers it’s a first home, while others may be down-sizing from a larger property. A 3-bedroom home might specifically meet desired lifestyle and budget needs. And then there are those buyers looking for a Carlsbad beach home, near or on the ocean, who are willing to settle for a 3-bedroom home in order to be on or close to the beach.

The inventory of single family detached homes has increased in Carlsbad since December 2018 by 43%, however the housing market remains one that favor sellers becuase of the increased demand (read the Carlsbad Real Estate Market Report for April 2019 for more details on the current Carlsbad housing market).
At the present time, based on the rate of sales so far this year, we have about 3.5 months of inventory of single family detached homes with 3-bedrooms.
3-bedroom homes make up about 30% of the current inventory of detached single family homes for sale in Carlsbad.
CURRENT LISTINGS OF 3-BEDROOM HOMES FOR SALE IN CARLSBAD

$690,000 to $12,995,000 (development or large estate opportunity)
Living space ranges from 1227 SF to 3337 SF
Average marketing time is 44 days
Of the 64 homes for sale well over half (34) are priced under $1M, which provides a range of budget options for Carlsbad buyers. Here’s the breakdown on pricing:

Buyers who prefer to have a single story Carlsbad home with 3 bedrooms have a fair number of options, with 32 (50%) homes to choose from among the current listings.
While some buyers prefer new homes many are interested in resales, and of course there is greater selection. Of the current 3-bedoom listings homes range in age from 1945 to newly-built or under construction; 2 homes are available per the MLS in The Preserve new home community priced at $780,990 and $780,990. There are 2 other new construction homes available per the MLS in Carlsbad both priced at $1,499,000.

2019 YEAR-TO-DATE SALES OF 3-BEDROOM HOMES IN CARLSBAD
Sales of 3 bedroom homes Carlsbad so far in 2019 have been fairly brisk, with 92 sales, on the market an average of 35 days. Sales prices have ranged from $640,000 to $2,000,000 (the average price was $921,243; median price was $834,000).
22% of the sales were cash transactions. Buyers were able to negotiate 2% off the original list price, on average. However 30% of Carlsbad buyers paid asking price or better for their new homes.

Is the Carlsbad housing market busy for 3-bedroom homes? Yes it is! 34 3-bedroom Carlsbad homes are pending (these homes have been on the market for 30 days on average), at list prices ranging from $630,000 to $1,399,000 (average price of the pending homes is $905,963).
