In July 2019 there were 117 homes sold in San Marcos’ 2 zip codes, an 8% increase from last month. Here’s the breakdown of overall activity.


Detached Homes Sold
79 (down 11%), 27 Days on Market, Average Sales Price $717,599 (down 5%), Average sale 98% of original asking price

Attached Homes (condos, town homes) Sold
38 (up 100%), 30 Days on Market, Average Sales Price $430,790 (down 2%), Average sale 97% of original asking price


Overall sales volume in July increased compared to last month, with a decline in detached home sales, but a doubing of sales of attached single family homes. Average sales prices dropped slightly for both detached single family homes and attached homes. Average days on the market rose overall but remained at 1 month or less.


12% of the transactions were for cash, the same as last month. While buyers negotiated sales prices on average by 2 to 3% off original price, 38% of San Marcos home buyers paid full price or more for their new homes, a good indicator of competition and multiple offers! The median sales price of detached homes was $670,000 (down 7%) and $462,500 (down 4%) for attached homes/condos/town homes.


There were 9 San Marcos homes for sale at the end of July with a Contingent status, versus 10 last month. 1 is a short sale, and the other 8 are first right of refusals. These homes are included in the overall Active statistics.                                                                                                                                                                               


The San Marcos real estate market inventory decreased by 5% from June to 227 listings following 3 months of inventory increases. This represents an inventory of 2 months for attached homes (up from 1.9 months last month) and 1.9 months for detached single family homes (down from 2.8 months last month) based on the current rate of sales over the last 3 months. The San Marcos real estate market remains a very strong seller’s market, based on the buyer demand and current inventory.

In July 2019 we saw 156 homes come on the market, the same as last month, and good news for buyers. The number of homes going pending in July decreased, by 9%, to 110 pendings (excluding homes that sold in July).


This overview of the San Marcos real estate market is based on information provided by the MLS for homes that went under contract in the last month of so and closed in July. It is Grant Schneider ,although the prices have increased substantially since the downturn. It's a great option for those whose budget will not allow a purchase of what they want and need along the coast.
