Less than 2 miles to the beach you’ll find these brand new luxury townhomes for sale in Carlsbad, another addition to the new construction homes for sale in and around Carlsbad Village.

Trails End is an intimate, un-gated community of 14 townhome properties (7 buildings), some with ocean views. The first release is available now, with the ability to move into a new home in by the end of the year! Trails End is in the Carlsbad Unified School District.


There are 2 floor plans available with 4 homes, 2 of each model, currently available:


Plan 1 with 2781 +/-  SF, 4 decks, 3 bedrooms and 4 ½ baths, bonus room plus a 2-car attached garage. Per the MLS priced at $1,320,975 and $1,340,975. Plan 1 is a 4-level model.


Plan 2 with 2566 +/- SF , 3 bedrooms (dual masters), 3 ½ baths, a bonus room, and attached 2-car garage. Priced at $1,218,850 per the MLS. Plan 2 is a 3-level model.


Per the builder about half of the homes will have elevators.

Buyers should be aware these are production homes. This means all finishes, flooring, appliances and more have been selected by the builder – there are two different designs – so buyers do not get to select these items. This is different than what you find in many new home communities.


According to the MLS the HOA fees at this time are $501 per month, and there are no Mello Roos fees. This is great news for buyers since Mello Roos are common in new home communities!!



The other good news for those interested in a vacation property in Carlsbad they can also rent, or someone wanting an investment property near the beach, is that these homes can be vacation rented through, say, Airbnb – there is no minimum rental period as one normally finds in HOA communities; many HOAs restrict rentals to no less than 30 days, or even 6 months!

The Trails End luxury townhomes are less than 2 miles from Carlsbad Village to the west off Carlsbad Village Drive (read more about the Carlsbad Village Lifestyle here), where you can experience top-notch dining (my new fave restaurant is Jeune et Jolie in the hip and artsy North State area), abundant shopping, plenty of things to do throughout the year including holiday events, and of course enjoy the Carlsbad beaches.

If shopping is your thing the Shoppes at Carlsbad mall is about 1 mile or less away, with lots of retailers, a movie theater, 24 Hour Fitness, and multiple restaurants. You are also close to the 5 and 78 freeways, as well as other major roads like El Camino Real, for easy commuting. The commuter rail train and Amtrak are nearby in Carlsbad Village.

I just checked, we have 62 townhomes in the five county area our MLS covers.  They are not moving fast, most people prefer single family dwellings

Good morning Jeff. Single family size with townhome convenience. Interesting offering. Still a bit of culture shock with the pricing for a guy from the midwest. OK. I give up. what are Melo Roos fees? Are they simiar to tax increment financing where developers float bonds? Enjoy your day!

James Dray  - no doubt buyers prefer single family homes, and you can certainly find them for less money than these, although quite a bit smaller. There's even some new construction under $1 M.

Hi Wayne Martin  You are close. Mello Roos are a type of property tax, based on a bond builders of new communities take out with the city to fund the cost of improvements - roads, utilities, sidewalks and more. Bonds are usually 15 - 25 years. MR fees can be anywhere from a few hundred dollars a year to thousand (tax rate with MRs fees could be 1.3%).

Nina Hollander  - the model home has the best view, and the floor plans are pretty light - lots of windows, balconys. They are reverse floor plans with the bedrooms below the main living area.

Jeff, I like the smart clean architectural exterior and the contemporary interior with so many clean lines and fresh, modern features inside! These are beautiful Townhouses and so close to the beach too! I hope you dominate sales at the Trails End luxurious homes. They are absolutely gorgeous!
