Vista neighborhoodVista is an inland community in North San Diego County, bordering Carlsbad, Oceanside and San Marcos. Vista offers diverse housing in tract home communities, rental complexes and 55+ communities, as well in rural settings.


There are mixed use and agricultural areas, plus a growing and changing downtown offering a wide range of shopping, dining and services.


The Moonlight Amphitheater (outdoor stage productions and concerts) near the Village is a popular area attraction during the year, especially in the summer (well, not this year!).


It’s important for buyers and sellers in the Vista housing market to understand recent trends and current local market conditions in order to make informed decisions about buying and selling Vista homes for sale.


The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The data are believed to be reliable at the time this report was written but are not guaranteed.


A total of 114 homes sold in September, 5% fewer than last month (120), despite the pandemic. Here’s the breakdown of activity.


Single Family Homes Sold
94 (up by 3); Average Sales Price was $683,084 (down 1%); Average sales price was 96% of original asking price


Condos, Townhomes & Duplexes Sold
20 (down 31%); 36 Days on Market; Average Sales Price $447,188 (no change); Average sales price was 102% of original asking price


There were fewer total home sales in September last month, with several more single family sales but a substantial decline in condo, townhome, and duplex sales. The average sales price dropped slightly for single family homes but did not shift for condos, townhomes and duplexes. Marketing time was shorter for condo, townhome and duplex sales…about 5 weeks.


While buyers were able to negotiate an average of 4% off the original list price, well over half the buyers (69%) paid full price or more for their homes, likely due to competitive bidding in many cases (80% of the condo, townhome and duplex buyers paid full price or more for their homes).


The MEDIAN sales price of the detached homes sold was $649,950 (up 2%), and $456,500 (up 10%) for attached homes compared to last month.


Vista home


At the end of September there were 81 homes for sale in Vista, ranging in price from $347,500 to $7,900,000, down 10% from last month, the 5th decline in inventory. This represents an inventory of less than 1 month for condos, townhomes and duplexes (like last month), and less than 1 month for single family homes (the same as last month), based on the current rate of sales over the last 3 months. Vista remains a very strong seller’s market.


It was a relatively busy month for sellers in September, with 105 homes coming on the market, a decrease in new listings by 16% from August but still averaging more than 3 a day. In contrast, however, the number of homes going pending (129), excluding homes that closed in September, rose by 13% over last month (114); it was a busy month for buyers as well.
