Oceanside beachThe Oceanside real estate market continues to evolve during the pandemic. This market report does not include private sales or manufactured, mobile, or multifamily housing; the numbers are taken from the MLS and are believed to be accurate at the time this report was written, but are not guaranteed.

In October 2020 there were 235 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), just 2 fewer sales than in September. Here’s the breakdown of overall activity.

 

Single Family Homes Sold
145 (down 12%); Average Sales Price $678,807 (up 1%); Average sales price was 101% of original asking price

Condos, Townhomes & Duplexes Sold

90 (up 25%); Average Sales Price $476,042 (down 23%); Average sales price was 99% of original asking price

 

Overall sales volume dropped for October dropped by just 2 sales, but with fewer single family home sales but significantly more condo, townhome and duplex sales than last month. The average sales price rose slightly for single family homes but dropped significantly for condos, townhomes, and duplexes (in part due to the sale last month of 7 homes over $1.4M which had raised that average). Sales prices ranged from $230,000 to $1,812,500.

 

Buyers, on average, negotiated 1% off the original asking price, however, well over half of the home buyers (69%) paid full price or more for their homes, a reflection of the continuing competition. The MEDIAN sales price of detached homes was 2% higher than last month at $650,000; in contrast the median for attached homes was 5% lower than last month at $440,000.

 

Oceanside condos

 

There were 20 homes with an Active Under Contract status, compared to 27 last month. These homes are considered active and are included in the statistics below.

 

At the end of October there were 198 Oceanside homes for sale (ranging in price from $279,000 to $3,200,000), a 4% decrease in inventory from last month, and the 6th consecutive decline!

 

This represents a supply of only 18 days for single family homes (similar to the last 2 months) and slightly less than 1 month for condos, townhomes and duplexes (down from 1.2 months last month) based on the current rate of sales over the last 3 months. The Oceanside market remains a very strong seller’s market overall given buyer demand and supply, in particular for single family homes, and became even more competitive in October.

 

In October 221 Oceanside homes were listed, down 8% from last month but still some good news for buyers with more than 7 listings per day. The number of Oceanside homes going pending decreased, from 221 to 205 (excluding homes that actually closed in October), down by 7%, but it was still a busy month for both buyers and sellers.

Jeff Dowler, CRS What a beautiful place to sell RE.  Just looking at the pictures makes me envious. One thing I know for sure if anyone wants to know what their Oceanside home is worth in San Diego Ca area they should you the local area expert.
