Vista Real Estate Market in October 2020
Vista is an inland community in North San Diego County, bordering Carlsbad, Oceanside and San Marcos. Vista offers diverse housing in tract home communities, rental complexes, and 55+ communities, as well in rural settings.
There are mixed use and agricultural areas, plus a growing and changing downtown that offers a wide range of shopping, dining and services. The Moonlight Amphitheater (outdoor stage productions and concerts) near the Village is a popular area attraction (well, not this year!).
Buyers and sellers in the Vista housing market need to understand recent trends and current local market conditions in order to make educatd decisions about buying and selling Vista homes for sale.
The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
A total of 126 homes sold in October, 11% more than last month (114). Here’s the breakdown of activity.
Single Family Homes Sold
105 (up 12%); 24 Average Days on Market; Average Sales Price was $691,449 (up 1%); Average sales price was 100% of original asking price
Condos, Townhomes & Duplexes Sold
21 (up 5%); 28 Average Days on Market; Average Sales Price $477,769 (up 7%); Average sales price was 101% of original asking price
There were more home sales in October last month, with increases for single family sales and a slight increase in condo, townhome, and duplex sales. The average sales price rose slightly for single family homes but rose more significantly for condos, townhomes and duplexes. Marketing time dropped below a month for condo, townhome and duplex sales, and was a little over 3 weeks for single family homes.
While buyers were able to negotiate some off the original list price, a significant number of buyers (73%) paid full price or more for their homes, likely due to multiple offers in many cases.
The MEDIAN sales price of the single family homes sold was $655,000 (up 1%), and $513,324 (up 12%) for condos, townhomes and duplexes compared to last month.
At the end of October there were 75 homes for sale in Vista, ranging in price from $285,000 to $7,900,000, down 7% from last month, the 4th decline in inventory. This represents an inventory of 24 days for condos, townhomes and duplexes (vs. 19 days last month), and only 18 days for single family homes (21 days last month), based on the current rate of sales over the last 3 months. Vista remains a very strong seller’s market.
It was a busy month for sellers in October, with 115 homes coming on the market, an increase in new listings by 10% from September. In contrast the number of homes going pending (105), excluding homes that closed in October, dropped by 19% over last month (129); but it was still a busy month during the pandemic for buyers.
