San Marcos is a growing and thriving community just east of Carlsbad. A broad range of housing that is more affordable than it's westerly neighbor, similar weather, and a large commercial and retail area have contributed to the growing popularity of San Marcos for many local buyers and those who are relocating. Buyers looking at San Marcos real estate will be encouraged by the inventory and diversity of newer and homes, and a variety of different communities.

On the northern edge of San Marcos is the large residential community of Santa Fe Hills. Located within a mile or two of much of the San Marcos shopping (the newly expanded Grand shopping center features Nordstrom Rack, Marshalls and a host of other popular retailers), with Palomar College nearby, this community is a desirable neighborhood that has become even more affordable in recent years with the market changes that have occurred.
Located on rolling hills with several small community parks and the larger Cerro de los Posas Recreational Park, a backdrop of open space on large hills, and the nearby Paloma Elementary School, Santa Fe Hills offers many first time home buyers tremendous opportunity to get into the housing market in an established community built beginning in 1990 with the newest homes constructed around 2000.
A broad range of nearby services, light industrial facilities, small businesses, educational opportunities, and numerous restaurants (varying from all the popular fast food chains to more upscale dining) means many can work, live and play in Santa Fe Hills. The Carlsbad beaches are about 20 minutes away. Because of the proximity to the coast, the eastern edge of San Marcos has weather that is similar to Carlsbad, with perhaps modestly higher temperatures in the summer and less of a marine layer.
Currently there are 41 San Marcos homes for sale in Santa Fe Hills, ranging in price from about $300,000 to the mid $500,000s. Both single and two story homes are available (a limited number of single story) and you can find 3 to 5 bedrooms, and between 1300 and 3100 SF of living space. Some homes have views of the hills, the community, with a few even offering distant ocean views. Buyers will find a fair number of distress sales, including short sales, foreclosures, and some bank owned properties.

William - het thanks. I have proably showed 75 homes in this community in teh last 18 months so have gotten to know it well.
Kirk - thank you for stopping by. I love being here and writing about the communities I work in.
Steward Realty - I think the newer built homes are pretty good but some of the older ones have single pane windows, and I don't recall that appliances tended to be energy star rated. I suspect much more canbe done to homes that could benefit from remodeling.
