Carlsbad real estate continues to undergo significant growth in some areas, in accordance with the Smart Growth plans of the city and approvals by the city planning board.
The Carlsbad real estate market has seen the addition of over 3000 housing units in several major planned communities that have sprouted up since 2000 including La Costa Greens, Rancho Carrillo, La Costa Ridge, Calavera Hills and Bressi Ranch.

The newest community underway is Robertson Ranch, just south and slightly west of Calavera Hills. Robertson Ranch has been in the planning stages for some time, and while components of the master planned community have been approved, there are still phases of homes that are undergoing the approval process. Up until about 2 years ago the area where Robertson Ranch is being built was vacant land, and a large tree nursery (mostly palms), adjacent to what is still agricultural land in use (see my previous post Carlsbad A Residential Community or An Agricultural One?) was still in business.

The tree farm and the vacant land are all gone now (the AG land is still there and in use). The transformation of land that is to become a residential community is truly remarkable, and a bit disconcerting.

The land has all been grated/leveled/compacted, some new access roads put in, landscaping is in place along the walls adjacent to Cannon Road, and the first phase of building (attached homes) can actually be seen. No dates have been announced publicly but judging from the progress in the construction I would guess we may see some units ready to view perhaps by the end of the year.

Stay tuned for more updates on this newest Carlsbad real estate development. It will be interesting to watch the continued transformation from vacant land to a community of several thousand individuals.

Kind of reminds me of all the land development around my area...if I go back and look a year ago it was all empty and now has all this construction going on. They seem to take every inch these days if they find a mound of dirt to dig in.
Neal - well that is so tru in many areas. Fortunately there is some control over the growth here, and there is a good bit of open space that cannot be built on. But it is still somehwat os a surprise to see an area that is now hundreds of homes where just a short time ago it was empty space.

Jeff - this looks like a nice community, and I will have to come and see them once there are models.
Sharon - I think it will be a nice area to live in and fairly close to the town and beaches. The builders I know of are pretty good and have great reputations for the homes they build. I would expect we will see some models ready before the end of this year, but the development will not be completed for a couple more years, with two phases planned.
