
The Carlsbad real estate market continues to evolve, and the statistics for February show a number of changes since January 2009. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.
Media reports speak in general terms, rather than local, so that information may not represent the reality of our local Carlsbad real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller.
In February 2009 there were 52 homes sold in Carlsbad's 4 zipcodes, as compared to 57 for January (a 9% decrease in sales). Here's the breakdown of overall activity.

The number of sales was down from January, but interesting the average sales prices AND median sales prices were all up over January 2009. The DOM also declined from January.
At the end of February 2009 there were 580 Carlsbad homes for sale (383 detached, and 197 attached homes), up 3% from the inventory as we saw in January. This represents an inventory of 6.9 months for attached homes (an increase over 5.9 months for January) and 8 months for detached based on the current rate of sales over the last 6 months (an increase from 6.2 months as of the end of January). These absorption rates continue to be encouraging when compared to many other parts of the country, some of which have over 2 years of inventory. The steady inventory is also encouraging.
In February 140 homes came on the market: 102 detached and 38 attached. During the same time 105 homes went pending (54 detached, 51 attached), and increase of 14% over January's pendings (we will see these closing, in all likelihood, in March). It should be noted that 18 of the detached homes went pending in the same month they were listed (i.e., February, with DOM less than 30 days); 11 of the attached homes listed in February wend pending. This reflects homes that are well priced and in good condition.
This overview of the Carlsbad real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in February. I'm hearing positive February numbers in a lot of locations. It seems many buyers were "on hold" in January, as the news stories kept talking about the housing stimulus package and the fact that it might "take affect" in the middle of February. Why buy in January if you'll get some kind of big benefit by waiting until February? Now that we know what the package is, and can see that interest rates aren't going to be lowered artifically, buyers are taking advantage of the great bargains out there... and they appear to be doing that.
